Through this project CGW supported Kāinga Ora to deliver new homes. By working with the client and other consultants as part of a larger delivery team, CGW assisted in the build of 30 new residential units. With a central focus on delivering quality urban developments that promote tenant wellbeing through warm dry, healthy homes, and promoting a community connected to jobs, transport, and recreational spaces and facilities.

The challenge is to determine the best housing yield from available land while planning and designing these infill developments to fit into existing communities. Whilst accounting for infrastructure constraints and ensuring compliancy with resource consent and local council development requirements.

CGW provided geotechnical environmental, civil and structural designs in collaboration with the wider delivery team. We undertook value engineering on ground improvements, contamination management and underground services design to ensure the most cost effective construction methods could be priced by the contractor. Construction support, monitoring and sign-off for completion and compliance was also a key part of CGW’s role to deliver this project.

Stormwater detention requirements were a specific consideration in this design. The increased runoff created from the additional roof and hardstand areas, post development flow, needed to be attenuated on site so as not to exceed the pre-development flow. This offset was detained by including specially designed storage tanks that were installed under the access lane to the dwellings. Over time, this stored water discharges into the existing stormwater infrastructure allowing water to drain away and not overwhelm the receiving public pipe network.
